Screw Compressor Central Chiller Chapter 5: Maintenance 655-2 Preventative MaintenanceA systematic preventive maintenance program helps avoid costly down time. It isrecommened that this service be performed on an annual basis to keep equipment operating atpeak efficiency. Call the Service Department to arrange a schedule of inspections.Inspections include:1. Checking refrigerant suction anddischarge pressures.2. Checking safety and operatingcontrols.3. Checking voltage and amperageof all motors.4. Checking all electricalconnections.5. Checking quantity of refrigerant.6. Checking compressor oil level.7. Annual oil sample analysis.8. Checking lubrication of motor andpump bearings.9. Checking circulating pump operation.10. Checking flow through heatexchangers.11. Checking compressor efficiency.12. Checking noise levels.13. Checking cleanliness of equipmentarea.Although the manufacturer does not recommend that you perform these maintenanceprocedures on your own, the two items listed below (performed on a regular basis) willincrease the longevity and efficiency of your unit. It is recommended that you contact themanufacturer to have any maintenance performed on this equipment.LubricationGrease all fan bearings, fan motors, and pump motors that do not have permanently sealedbearings. Remove the grease relief plug (motors only) before adding grease. Failure to do somay dislodge the bearing grease retainer which will eventually cause bearing failure.Lubricate components regularly, based only on the component manufacturer’s specificationsfor frequency and lubricant.Screw compressors require a special oil (Solest 170); failure to use this oil when lubricatingwill void the warranty.Condenser MaintenanceDirty condenser heat exchange surfaces reduce system capacity. Inspect and clean as needed.Remote Air-CooledBrush or vacuum light dirt accumulations. Avoid bending or damaging the fins. Heavy soilaccumulations on the coil require professional steam cleaning or pressure washing by aqualified refrigeration service technician. Washing from the outside will only make mattersworse.
